Can I ask some basic needs from the landlord for my newly rented studio?

cridecar asked:

I have not moved in a studio which I was able to get through a realtor. Is it appropriate to ask 1) if they can put screen on the windows and 2) blinds also on the same windows.

I hope this is not to stupid a question. I just don’t have any idea on renting. Thanks in advance anyways.

I have rented several times before and now have some rentals and your requests are not stupid. The screens are a must and the blinds should not be a problem to ask for. The worst thing they can say is no.

Your question and requests are quite reasonable. It is completely reasonable to ask for screens. Some municipalities actually require certain basic requirements of landlords. You can check the codes for the county you are considering renting in. There is not a requirement for the blinds in my area although they are quite inexpensive. My properties all have blinds in the windows. I just think it helps sell the unit to prospective tenants.

I hope you have a great renting experience.

I would talk to the Realtor. Explain what your concerns are. He is a business person, he wants you to be happy so you will tell your friends about how great he or she is. If you get no satisfaction go to the landlord. Screens are required in California. Sometime blinds are not. Some people prefer curtains and drapes. If your landlord is reasonable he will comply with your request.

I worked for a Realty management group and know what your problem is. You should have asked for this prior to renting but, your request is not invalid. Call your agent and ask if he can put in some blinds, if the owner won’t go for it then ask if you pay half, or some other arraignment.

Screens are a requirement in most of the US if not all. The window manufacturers are instructed to “not sell without screens”, due to fly infestation problem from many, many years ago. So definitely ask for the screens. I would also ask the Realtor to find out about the blinds for you as the landlord would probably prefer them installing them over someone who might put up something incorrectly or obnoxious in color and style.
